Project Overview

The entrance to a neighborhood is the first thing residents see coming home and the first thing guests see arriving. At the Andover community on Tate Drive in Madison, AL, years of black algae and organic growth had taken that entrance from welcoming to worn out.

PSI OFF Pressure Washing was brought in to restore it. The difference was staggering.

What We Cleaned at the Andover Entrance in Madison

This was a full entrance restoration covering every hard surface residents pass on their way in and out:

  • Sidewalks — long stretches of concrete walkway darkened by years of algae buildup
  • Curbing — heavy black staining along the entire curb line
  • Brick entrance monument — the Andover column, dulled and streaked with organic growth
  • Community signage — the HOA sign and surrounding features
  • Decorative stone — the entrance boulder, nearly black with algae

The Challenge

The sidewalks had gone almost fully black in places. Madison sits in one of the more humid pockets of North Alabama, and algae takes hold fast on shaded concrete here — once it settles in, it spreads across every porous surface it touches. The curbing had the same problem. The brick entrance column had lost its color entirely under a layer of biological staining, and the decorative boulder at its base had darkened from warm tan to near black.

None of it was structural. All of it made the entrance look neglected.

Our Approach

Different surfaces need different handling. We used professional concrete cleaning with surface cleaners on the sidewalks and curbing, which covers large areas evenly and lifts embedded staining without leaving wand marks.

The brick monument and signage needed a gentler approach. Applying full pressure to aged brick and mortar risks damage, so those surfaces were treated with soft washing methods that break down algae at the root without harming the masonry.

The Results

The transformation was immediate and dramatic. The sidewalks came back to bright, clean concrete. The curb line went from black to crisp. The brick entrance column recovered its warm red color, and the boulder returned to a golden tan nobody had seen in years.

Most importantly, the entrance became an inviting place to drive through again — exactly what an HOA wants residents and visitors to experience.
